Repair questions

Clear answers before work begins.

The right scope depends on the condition, the access and the surrounding construction. Here are the questions owners commonly need to resolve before approving the work.

Can photos tell me which drainage system I need?

Photos help map symptoms and access, but they do not establish elevations, subsurface conditions, pipe condition, capacity, property rights or the complete source. A field review may be needed before selecting repair work.

Does new concrete automatically fix ponding?

Only if the evaluated and approved concrete scope creates the intended drainage result. A new surface should not be presented as correcting an unresolved outlet, support, grade or upstream runoff condition.

Can AWC connect a downspout to an existing buried line?

The existing line, connection point, route and discharge need verification first. The proposal should state what is known, what will be accessed or tested, and what happens if the connection is unsuitable.

Should stained stucco be repaired first?

A finish repair can hide the symptom without resolving the contributing water path. Define source-related review and correction responsibility before approving closure and finish work.

Who approves work at a rental or HOA property?

The owner or authorized manager should approve scope and cost. A resident, tenant or onsite contact may coordinate entry, but access permission should not be treated as construction authorization.

When is a paid evaluation appropriate?

Exterior, water-related, multi-trade and managed-property conditions often need site verification. AWC may recommend the $250 Site Evaluation + Written Bid Package, credited if the project is approved within 30 days.
